NFPA 72 Requires Smoke Detector Sensitivity Testing.

Property Managers are required to perform inspection, testing, and maintenance on smoke detectors. Here’s what the code says:

Per NFPA 72: National Fire Alarm and Signaling Code, commercial buildings (other than one- and two-family dwellings) are legally required to conduct smoke detector sensitivity testing as follows:

Initial Testing: Within 1 year of installation (NFPA 72, 14.4.4.3.1).

Ongoing Testing: Every 2 years thereafter (NFPA 72, 14.4.4.3.2).

Extended Testing: After two successful tests showing the device remains within its listed sensitivity range, testing may be extended to every 5 years (NFPA 72, 14.4.4.3.3).

Why Sensitivity Testing Matters

Smoke detectors are critical life safety devices—but their effectiveness fades over time. Dust, age, and environmental factors can reduce sensitivity, causing delayed response or false alarms. Additionally, failure to comply may result in:

  • Violation fines and penalties
  • Increased liability in case of fire
  • Invalidated insurance claims
  • Higher risk to people and property
